At T1 Lettings, we are a dynamic team of property investment professionals with over 20 years of combined experience in lettings and property management. As a family-run business and active investors ourselves, we understand the importance of protecting your property and finding quality tenants. We are accredited landlords and proud members of the Property Redress Scheme, Portsmouth District Private Landlord Association, National Residential Landlord Association and Property Investors Network. We’re always happy to offer advice on any aspect of property rental, marketing, or legislation to help you navigate the industry.
As Portsmouth’s only multi-let specialist, we provide a fully managed service for Houses of Multiple Occupation (HMOs) in Havant, Cosham, North End, Portsmouth and Southsea and recently, we have began expanding our services to the Bournemouth area.

Meet The Team
Tom DIRECTOR
Tom is a driven and focused entrepreneur with a huge passion for property and a business degree from the University of Chichester. He is a managing director of Hunnings Homes as well as a non-executive director of All Build Developments. Tom has a wealth of experience working with investors and managing developments valued at over £1 million. He also has a true skill for sourcing properties and has successfully sourced numerous deals throughout the UK.
Outside of work, Tom is a keen footballer who spent ten years working in professional football and is somehow still playing non-league football well into his thirties — much to his own surprise, as well as everyone else’s! Tom also has two lovely young sons, Oliver and Hugo, so most of his remaining free time is spent figuring out where the next cappuccino is coming from. His long-term ambition is to one day source a ski chalet in Chamonix, where he can spend quality time with family and friends.
Jenni LETTINGS MANAGER (PORTSMOUTH)
Jenni is the Lettings Manager of the Portsmouth branch of T1 Lettings, where the majority of our manged properties are currently based. She joined the business in August 2023 and has since played a key role in ensuring the smooth day-to-day running of the Portsmouth branch. With over eight years of experience working within the lettings industry, Jenni brings a wealth of knowledge and expertise to the team and is dedicated to providing an outstanding service to both landlords and tenants across T1 Lettings.
Outside of work, Jenni enjoys relaxing beach holidays and spending quality time with her friends and family. Her hardworking nature, professionalism, and positive attitude make her a highly valued member of the team, she has fitted into the T1 Lettings' family effortlessly and everyone at T1 feels fortunate to have her on board.
Aryana LETTINGS MANAGER (BOURNEMOUTH)
AryanAryana is one of the newest members of the T1 Lettings team, having joined the business in October 2023. She is the Lettings Manager for all the Bournemouth-based properties and continues to take on increasing responsibilities as the business grows. Aryana recently achieved her Managing Property and Residential Lettings Level 3 Certificate, further strengthening her industry knowledge and expertise. In addition to her lettings role, she also manages the social media for T1 Lettings, where she advertises available rooms and properties.
Aryana splits her time between the UK and USA, she enjoys travelling, spending time with friends, and making memories with her family. Her hobbies including playing football and crocheting. Her enthusiasm, adaptability, and positive attitude make her a valued member of the growing team.
Charlotte ACCOUNTS MANAGER
Charlotte heads up the accounts department for T1 Lettings. Although she is a teacher by profession, Charlotte has successfully taken on this side of the business and now plays a key role in the day-to-day financial management of the company. As bookkeeper, she oversees the daily finances for T1 Lettings, including payroll, while also supporting the wider team with accounting and HR matters. In addition.
Outside of work, Charlotte enjoys coffee dates with friends, photography, and travelling to explore new countries around the world. She also loves spending quality time with her husband Tom and their two gorgeous boys.
