Don’t forget the contract!

Posted in Blog on 6th November 2017 by Lindsey Wadsworth

When it comes to properties, we strive to work for the benefit of landlords and tenants alike. Managing both single and multi-let properties across the South, we have helped families, students, and experienced tenants find the right place to live. Being one of the most revered businesses specialising in HMO management Portsmouth has to offer, we are the people to call if you’re looking for a new home.

One of the most vital aspects of a HMO is the contract. Yet, (despite them being essential in the world of renting) an alarming number of landlords don’t issue a contract to their tenants. If you happen to belong to a landlord association of some kind, it’s possible to download agreements from the applicable website.

Every drawn up agreement must be guaranteed shorthold tenancies and even though a tenant can request shorter terms, landlords are required to provide a six-month fixed term at minimum. Any tenant wishing to leave needs to supply their landlord with one month’s notice. Should the landlord wish for their tenants to vacate the property, a two-month’s notice must be served, or alternatively, a Section 21 notice must be given.

Any landlord that doesn’t impart a contract is setting themselves up for future complications. These agreements can lay specific rules and regulations out, which need to be followed. This includes the rent payments, maintenance details, and tenancy periods. Even in the absence of a written agreement however, tenants are covered under a verbal agreement, and shall be safeguarded against illicit evictions.

At T1property, our team of investors and landlords have over 30 years combined experience in the property industry, meaning we know a fair share about protecting investments. Whenever there is a development, we make it a point to keep everyone informed. This way, we’re all on the same page and no one is left in the dark.

If you would like to know more about what we can do for you, you’re free to contact us anytime. We choose to be the only dedicated HMO specialist Portsmouth has because we understand the challenges and opportunities that HMOs offer. We are happy to share our experience with each and every client.
